Rough Hollow Lakefront Community and Yacht Club Now Home to First Road Connecting Lakeway to the Texas Hill Country
February 11, 2010

Since its inception in the early 1960’s as a small resort village along the shores of Lake Travis, the city of Lakeway has experienced significant growth while effortlessly maintaining its appeal among young families and retirees alike as a top residential destination with incomparable outdoor recreational offerings.

This week, Lakeway recognizes one of its most significant milestones to date with the opening of Highlands Boulevard in the new Rough Hollow master-planned community, which for the first time provides a direct and convenient connection from the community to state highway 71 and the majestic Texas Hill Country. The event will be commemorated with a celebratory ribbon cutting ceremony featuring the mayors of Lakeway and Bee Cave, joined by other city officials and the developer of Rough Hollow, Haythem Dawlett.

Highlands Boulevard was made possible with the development of Rough Hollow, the last new lakefront community in Lakeway. Located amid the scenic terrain of the Texas Hill Country, the 1,787-acre community is comprised of seven distinct neighborhoods – The Bluffs, The Enclave, Yacht Club Villas, Water’s Edge, East Rim, The Woodlands and The Overlook. There is literally something for everyone, from growing families to empty nesters, thanks to Rough Hollow’s diverse selection of ownership opportunities for custom home sites, villas, custom homes and semi-custom homes ranging in price from the low $300,000’s to over $3 million.

While this new thoroughfare will benefit Hill Country and Lakeway residents alike daily with easy access to Lake Travis and numerous business, shopping and entertainment throughout the region, it will especially come in handy this October when Rough Hollow hosts the Home Builders Association of Greater Austin 2010 Parade of Homes™. This will mark the second time in three years that Rough

Hollow has had the honor of hosting the Central Texas region’s largest home showcase, with this year’s event highlighting the Tuscan and Hill Country contemporary custom home designs of The Bluffs.

“We are thrilled to open up Highlands Boulevard as a gateway for residents in the Hill Country and Lakeway, which represents yet another benefit of life at Rough Hollow,” said Dawlett, principal of Legend Communities, which is also the developer of the new Tuscan Village age-qualified, resort-style retirement community in Lakeway. “Given the nearby access to Lake Travis, world-class golf and tennis facilities, award winning schools and the wide array of custom and semi-custom homes with exceptional amenities, we feel that Rough Hollow is setting the standard for master-planned residential living in Central Texas.

September 21, 2009

Haythem Dawlett, principal of Legend Communities; Tony Holt, owner/partner of Zbranek Custom Homes; and Andy Brawley, Vice President of the Lake Travis Youth Association (LTYA), announced their participation in the 2010 LTYA Benefit Home to be built in The Bluffs at Rough Hollow community in Lakeway. Zbranek Custom Homes has set a goal of donating $150,000 to the LTYA. Zbranek is a builder of custom homes in the greater Austin area as well as Rough Hollow Lakeway, which is being developed by Legend Communities. The home will be featured during the 2010 Greater Austin Homebuilders Association Parade of Homes, marking the second time in the past three years that the region's premier home showcase event has selected Rough Hollow as a host site. LTYA serves more than 6,000 youths annually in 12 sports leagues and numerous other programs throughout Lakeway. The non profit organization was defrauded of approximately $200,000 in 2008 by a financial company hired to collect online credit card payments. The Zbranek/Rough Hollow Benefit Home project is a means of helping LTYA recuperate lost funds and continue its mission of supporting youth athletics in Lakeway.

“Since the day this project was first announced, there has been a tremendous amount of enthusiasm from Lakeway’s residents seeking this caliber of age-qualified retirement living,” said Dawlett, who is also developing the 1800 acre Rough Hollow lakefront master planned community in Lakeway. “It was our goal from the beginning to design a community beyond compare, right in the heart of Lakeway, that would allow future residents to maintain their longtime friendships while continuing to build upon the rich legacy of our community,”

After Hosting Parade of Homes & In-the-Water Boat Show in First Year, Rough Hollow Waterfront Community in Lakeway Readies for New Milestones
January 16, 2009

In a year that saw Austin and the Central Texas area maintain its housing and economic success despite a challenging national economic climate, perhaps no project made greater progress and achieved more significant milestones than the Rough Hollow waterfront community in Lakeway.

In the past year alone, the new 1,787-acre master-planned community on the scenic south shores of Lake Travis introduced its first phase of custom home sites, receiving tremendous response from homebuyers and the real estate community, while also hosting two of the most prestigious home and boat showcases in the region.

Rough Hollow’s plans for 2009 are equally impressive, as the community plans to unveil its new Welcome Center and launch a new interactive website with features regarding homes sites, pricing, amenities and other helpful information. Other highlights will include the highly anticipated road opening connecting the Rough Hollow master plan to Highway 71.

Rough Hollow offers six distinct neighborhoods – The Enclave, The Villas, Water’s Edge, East Rim, The Bluffs and The Overlook – with elegant, spacious homes priced from the $300s to over $3 million. Home sites span 60 feet to well over 100 feet, offering an array of garden home, villa and expansive custom home layouts designed by some of the top custom and semi-custom homebuilders in the industry.

The Water’s Edge subdivision, which earlier this spring served as the site of the renowned Home Builders Association of Greater Austin Parade of Homes, is currently offering special closeout pricing for the 14 final 100-foot lots with lake and Hill Country views to prospective buyers and builders.

One of the most talked about features of Rough Hollow is the community’s private Yacht Club & Marina, offering a wide spectrum of concierge and seasonal valet services designed to revolutionize and simplify the yachting experience. A 4,000 square-foot open-air Pavilion with a commanding view of Lake Travis serves as the perfect venue for live concerts and performances, weddings and other community and private events. This fall the Austin Boat Show brought its signature event, the Lake Travis In-the-Water Boat Show, to the Yacht Club & Marina, where thousands of watercraft enthusiasts marked the traditional end of the boating season and the beginning of the boat-buying season.

In terms of location, Rough Hollow is ideally situated for easy access to work, shopping, recreation and entertainment. Some of Central Texas’ largest employers are in close proximity, including AMD, National Instruments and Silicon Labs. For business or fun, downtown Austin is a mere 25 minutes away. Shopping is a can’t miss here as well, with the brand new Shops at the Galleria, the recently completed Hill Country Galleria and Austin’s largest shopping center, Barton Creek Mall, just down the road.

2008 Operation Green Santa Campaign Makes Christmas Season Brighter for 832 Individuals in Need
December 18, 2008

With its 2008 campaign nearing completion, Operation Green Santa, a non-profit organization sponsored by the Hudson Bend Fire Department Ladies Auxiliary, expressed its gratitude for the generosity of the greater Lakeway community. The Ladies Auxiliary is a division of Lake Travis Fire Rescue.

Green Santa Director Jeanne Jarvis and her team collected toys and food for 832 individuals, including 423 children from newborn to age 17. The majority of toys were distributed to children under the age of 12.

Jarvis received support from over 14 volunteers, led by lead volunteers Angie Killen, Blaine Nelson, Zerita Rogers, Felicia Turchan, Mary Vasek and Beverly Verlinde.

“I would just like to thank the community for making a happier holiday season possible for so many less fortunate children and families in our area,” said Jarvis. “Each year I am more amazed at the number of people that offer so much to ensure that each and every child and family in need has something to be thankful for during this special time of year.”

The parents have already visited the Green Santa headquarters to select toys, and will return this weekend to pick up their completed Christmas boxes, which include donations of food and a $20 H-E-B gift card for the purchase of their choice of meat.

The Green Santa program received significant support again this season from Lakeway developer Haythem Dawlett, principal of Legend Communities, who contributed office space and funding to help the group further its worthy mission. Dawlett donated over 3,700 square feet of office space at his Grant Building on Lakeway Blvd. to serve as the Green Santa collection and staging headquarters, while also giving $1,000 toward the purchase of supplemental toys and food items.

“I hold a special place in my heart for children, and it is very rewarding to be able to offer support to them and to their families when they need it most,” said Dawlett. “The outpouring of generosity and caring seen through Green Santa is perfectly reflective of the close-knit Lake Travis community we have established.”

Green Santa participated in a number of events throughout November and December resulting in the toy and food contributions. The activities included a fundraiser at the Fish City Grille at the Hill Country Galleria and performances by the Lakeway Sing Along groups. Numerous other schools, community groups and organizations also hosted their own toy and food drives benefiting Green Santa.

When all Lake Travis families are served, the remaining toys from Green Santa will be donated to “Kristopher’s Gifts” by the Medford family of Hudson Bend. Kristopher’s Gifts was inspired by the wishes of Kristopher Medford, an 11-year-old boy who died of leukemia. Prior to his passing, Kristopher told his parents that what helped him most where the Christmas gifts he received from strangers during his time in the hospital. His wish was to help other children in similar circumstances feel this same joy, and following his death, parents Mark and Eva Medford began the tradition of Kristopher’s Gifts. Each year on December 22 they take gifts, including those from Green Santa, and personally distribute them to kids at the Dell Children’s Hospital.

Haythem Dawlett & Legend Communities Contribute Office Space and Donate Funds to Green Santa Organization
October 25, 2008

Developer Haythem Dawlett of Lakeway-based Legend Communities has long supported the mission of the Green Santa non-profit organization in helping ensure that less privileged children in the Lake Travis area receive gifts and food for the holiday season. This year, Dawlett’s involvement will include the contribution of office space as well as additional funding to ensure that more youth than ever before are positively impacted by the group’s worthy mission.

Green Santa, sponsored by the Hudson Bend Fire Department Ladies Auxiliary, will receive over 3,700 square feet of office and common area space in Dawlett’s Grant Building at 2101 Lakeway Blvd. at no charge. The space will serve as headquarters for this year’s Operation Green Santa program, where volunteers will receive and package gifts and food contributions that are donated by individuals and businesses at various food drives and fundraising events in the community.

Additionally, Green Santa has received a $1,000 contribution from Rough Hollow Lakeway, the lakefront community and yacht club on the south shores of Lake Travis being developed by Dawlett. The funds will be used to purchase gift cards for the parents and beneficiaries that received the gift and food baskets.

“The work of Green Santa holds a special place in my heart, and I am greatly appreciative for the organization’s continued commitment to the youth of Lake Travis,” said Dawlett. “This contribution is our way of expressing appreciation to the organization and giving its director, Jeanne Jarvis, the greatest support possible toward her group’s charitable endeavors.”

Green Santa has a number of events planned in the coming weeks that will serve as opportunities to raise funds and collect non-perishable food items and unwrapped new toys for infants through 17-year-olds. They include:

  • November 4 – Fish City Grille at the Hill Country Galleria will hold a fundraising event with 15 percent of total receipts between 11:00 a.m. and 10:00 p.m. going to Green Santa.
  • November 17 – Green Santa will begin accepting donations at the new Green Santa headquarters at 2101 Lakeway Drive, Suite 100. The drop off schedule is Monday through Friday from 10:00 a.m. to 2:00 p.m.
  • December 5 – The Lake Travis Toy Drive concludes and toys are delivered to Green Santa.
  • December 7 – Lakeway Sing Along will host “Sing-A-Long” Sunday, with a donated gift to Green Santa serving as one’s admission to the performance. There will be two back-to-back shows scheduled for 2:00 p.m. and 4:30 p.m.

Parents will come to Green Santa’s headquarters on December 10-11 to select their toys, and will return to pick them up, along with food items and gift cards, on December 20-21. Those contributions not given to Lake Travis area youth will be donated to the Dell Children’s Hospital.

Lake Travis In-the-Water Boat Show at Rough Hollow Yacht Club & Marina Results in Favorable Sales and Attendance
October 9, 2008

For boat dealers, homebuilders and outdoor enthusiasts alike, the Lake Travis In-the-Water Boat Show held last weekend at the Rough Hollow Yacht Club & Marina at the exclusive Rough Hollow Lakeway waterfront community was a tremendous success.

The annual three-day event hosted by the Austin Boat Show marks the traditional end of the boating season and the beginning of the boat-buying season for watercraft owners and dealers alike. This year’s In-the-Water Boat Show included over 55 of the top sailboats, sport and motor yachts, cruisers, runabouts, wakeboard boats and other performance boats from Central Texas’ most acclaimed boat dealers. An additional feature for event-goers was live music by Paula Nelson, AJ Vallejo and Zack Baker.

Attendance at the Rough Hollow Yacht Club & Marina topped 4,000 guests, thus surpassing last year’s totals, and boat dealers have reported over $5 million in sales thus far, including several of the largest cruisers on display.

In addition, many guests expressed interest in the stunning homes throughout the Rough Hollow Lakeway community, developed by Haythem Dawlett of Legend Communities and Crescent Communities of Texas. The 1,787-acre lakefront community features five actively selling neighborhoods including custom home sites, luxury villas and homes from the $300’s to over $3 million. Haythem Dawlett Contributes Sidewalk for New Serene Hills Elementary in Lakeway
July 27, 2008

Students planning to attend the new Serene Hills Elementary in Lakeway will find a newly paved sidewalk guiding the way to class thanks to a recent contribution from Haythem Dawlett of Legend Communities.

Legend Communities, a full service developer of single-family residential, multi-family and associated commercial projects in Central Texas, as well as California and Colorado, recently announced it will contribute nearly $13,000 to fund and construct a sidewalk connecting Highlands Blvd. to the existing sidewalk near the school’s entrance on Trophy Drive.

Development of the approximately 2,100 sq. ft. of sidewalk will begin immediately with completion targeted for August 19, leaving time to spare before the beginning of school on August 25.

“It is our privilege to assist the Lake Travis ISD with this additional sidewalk development, both for the safety and convenience of students and their families on their way to and from this beautiful new school,” said Dawlett.

Named in January 2007 by the Lake Travis Independent School District Board of Trustees, Serene Hills Elementary is the fifth elementary school in the district. Allison Cobb will serve as principal for the new school, which is located at 3301 Serene Hills Dr.

For years, the Lake Travis Community Library has dreamed of having a permanent home. That dream moved closer to reality during a sign dedication held July 8. The Dawlett Group and SDC Austin Communities have pledged a $1 million land donation to the Lake Travis Library District. Haythem Dawlett, the founder and developer who heads up both firms, said a future library will adjoin his Tuscan Village retirement community development to be constructed off Lohman’s Crossing Road.

For Lake Travis Community Library District President Carol Black, the donation is the first step toward building a permanent library, once the transaction is completed.

“This sign, ‘Future Home of the Lake Travis Community Library.’ marks a new beginning for the Lake Travis Community Library District,” Black said during the dedication. “In the near future, Mr. Haythem Dawlett will donate land and infrastructure at this site. We cannot thank him enough for this generous gesture. Citizens of this community have pursued a dream to have a retirement village. In that dream, they always wanted the site to contain a library. Thank you to Mr. Dawlett and these citizens.”

Black said the library has come a long way since its foundation.

“Who knew when the Friends of the Library were starting a public library in a school, that 23 years later a structure would be built to serve the residents of a large part of Travis County?” Black said. “Praise for the works of the Friends cannot be high enough because they kept the flame of service burning. Many long hours of work by the Friends of the Library and Library Staff have made all of this possible.”

Lakeway Mayor Steve Swan also praised Dawlett, and said the city is excited at the prospect of a permanent library. Currently, the library rents a location in Lohmann’s Crossing Shopping Center.

“Haythem Dawlett’s generous donation of $1 million in land and improvements takes the Lake Travis Library project a giant step closer to reality,” Swan said. “Having it here in Lakeway, in the new Tuscan Village senior living development, is a big bonus for the citizens of Lakeway,”

Dawlett said he thankful for the opportunity to help the library establish a permanent home.

“It is a privilege to assist the Lake Travis Community Library District with this contribution of land for our newest community library,” Dawlett said. “This library district has done so much for our community, and we are glad to offer them this $1 million donation of land at the future site of the Tuscan Village age-restricted retirement community in Lakeway. The new library will provide the perfect venue for Lake Travis students and family members of all ages to read, learn, research and socialize long into the future.”

Black said obtaining the land is just the first step toward a permanent library building. She said once deed work is completed, the library district will hire an architect to design a structure. She added the library district will accept donations toward the building.

2008 Parade of Homes at Rough Hollow a Great Success
June 17, 2008

With the Home Builders Association of Greater Austin 2008 Parade of Homes now complete, all signs point to an extremely successful event for all parties involved.

The Central Texas real estate industry and the Association were thrilled with the event’s attendance numbers, which totaled over 20,000 guests over the four-week event. And for the award winning line-up of builders at Rough Hollow, the showcase resulted in the sale of four of the six Parade homes at prices ranging from $2.5 to $3.2 million. The remaining two homes are currently in negotiations for purchase.

As a result, plans are in the works for the community to offer an encore performance as host of the fall 2009 Parade of Homes, featuring five-star green built homes as rated by Austin Energy.

Rough Hollow, developed by Haythem Dawlett of The Dawlett Group and Crescent Communities of Texas, features six distinct neighborhoods – Enclave, The Villas, Waters Edge, East Rim, The Bluffs and The Overlook – spread over 270 acres, with elegant, spacious homes priced from the $400s to over $3 million. Lots will span from 60 feet to well over 100 feet, offering an array of garden home, villa and expansive custom home layouts designed by some of the top custom and semi-custom homebuilders in the industry.

One of most talked-out amenities in Rough Hollow is the Yacht Club & Marina, a waterfront retreat offering a wide spectrum of concierge and seasonal valet services designed to revolutionize and simplify the boating experience. Following the model of prestigious clubs across the country, planned amenities at the Yacht Club and Marina include a clubhouse, fine dining, resort-style pool, day spa, coffee bar and deli, yacht store, corporate offices and a tram to the marina.

Residents of Rough Hollow may also take advantage of an equally impressive line-up of recreational venues, including some of the region’s top public and private golf facilities in The Hills Country Club, Spanish Oaks, Falconhead and Flintrock Falls. Tennis enthusiasts will be minutes from the Lakeway World of Tennis, with its multitude of indoor and outdoor courts, as well as USTA sponsored league events. Other amenities include hiking and biking trails, horseback riding and scuba diving.

In terms of location, the community is perfectly situated for easy access to shopping and entertainment, with downtown Austin a mere 20 minutes away and close-by options including the Shops at the Galleria, Hill Country Galleria and Austin’s largest shopping center, Barton Creek Mall, just down the road. Adding to the allure of Rough Hollow is the community’s access to some of the finest schools in the state through the Lake Travis Independent School District.

Rough Hollow Lakeway Unveils Exclusive New Yacht Club & Marina on South Shores of Lake Travis
Oct 19, 2007

Rough Hollow Lakeway, an intimate new waterfront community on the golden shores of Lake Travis, recently unveiled its premier amenity for residents, the private exclusive Rough Hollow Yacht Club & Marina.

Highlighted by a 4,000 square-foot open-air pavilion providing non-stop breathtaking views of the lake, the Yacht Club & Marina is a dynamic facility that will offer residents a wide spectrum of concierge and seasonal valet services designed to revolutionize and simplify the yachting experience. Following the model of prestigious clubs across the country, this waterfront retreat will offer a clubhouse, fine dining, resort-style pool, day spa, coffee bar and deli, yacht store, corporate offices and a tram to the marina.

The prestigious Yacht Club & Marina is just one of many amenities planned for Rough Hollow, one of the few remaining properties on the south shores of Lake Travis. This vibrant development will feature six exclusive neighborhoods spread over 350 acres, with elegant homes priced from the $500s to over $1 million featuring breathtaking lake and Hill Country views. Homebuilders include a combination of the region’s top custom and semi-custom developers, including Monterey Homes and Coventry Homes.

“We’re pleased to officially introduce this first-class amenity to the current and future residents of Rough Hollow,” said Haythem Dawlett, Principal of The Dawlett Group, a co-developer of Rough Hollow. “The Hill Country setting with scenic views of Lake Travis are enough to set this community apart, but providing private access to a club of this magnitude clearly differentiates Rough Hollow from any other offering in Lakeway.”
